    For many years I've posted threads on somersoft on the " the somersoft leading indicator " .

    My observation since I've joined 15 years ago is that the informed talk on the forum is very accurate at predicting which areas are going to move , BEFORE THEY MOVE

    This summation of this being the somersoft leading indicator .

    As a historical reminder , I could still use this , but , new forum , new term .

    Hence , the PChat score .

    Ok ...

    Current results are ... Sydney .... Too late to buy , sit and watch your profits , think of selling if you need money for other things

    Brisbane and Adelaide BUY . Toss up which will go first but weight of opinion in for Brisbane

    Melbourne , parts have moved , but still ok in places .

    Perth .... There was a funny looking shadow seen drifting that way but it still seems to be in darkness along with Darwin . The shadow has a good track record , but too early for the most

    Tassie ..... Not much chatter at all . Has it drifted off and been annexed by NZ ?

    Well outside of Sydney Logan seems to have been hyped to death? How has it gone over the last 12 months Cliff based on your Lead indicator theory? Or is it still too early to assess?

    If I recall, most of the suburbs in the Logan council area are up 7-10% over the last year.

    What is going on with Tassie?

    Out of curiosity I had a look on the web and there were decent houses with awesome waterfront views in the 300-400k mark.

    No idea if the suburb area was any good, and I'm aware of some of the economic and demographic woes of Tassie, but these Hobart houses seemed a little too cheap for their position.

    What am I missing?

    Agreed! Too late for Sydney. Some value in Melbourne but Brissy & Adelaide are the next popular spots. Brisbane will move before Adelaide, but those buying in Adelaide seem to be really going for it, so when it does make it's move, they should be in a very happy place.

    It's in Tasmania ....

    We have a block of units we bought in new town in 2003 . Cash flows good .

    Every so often I look around to see what's happening .

    I saw this a while a go and it's still there . Thought about it but doesn't make sense for what we want .

    Waterfront ... Jetty ..... Close to the centre of the city ( well in any other city it would be ) ... Offers over 600 .

    It's hard not to imagine it's going to be worth 1 mill in the next cycle . When ever that may hit Hobart .....:rolleyes:

    Having said that , I haven't paid much attention to Canberra except noting prices have recently increased and that no one really talks about it much .

    Maybe everyone is buying there , but doesn't want to mention it to avoid competition .... But then again maybe not .
