SA Sight unseen buy in SA - Thanks D.T

    This is a comment I made on one of @Rixter's thread 'This Is How I purchased My Interstate Investment Properties'.

    Well.. that is what I exactly did.
    1. Got friendly with @D.T. Found out that despite of his posts, he is actually a decent bloke :p
    2. Got his advice on the location which suits my strategy
    3. Researched on the web (well... simply the RE website) and gave him a list of properties to inspect. He gave me a written report and his opinion. I paid him for each.
    4. Made a fair offer and got the deal done.

    Here are the numbers:
    Suburb median price $290K.
    Renting for $270 pw.
    Advertised for 250K.
    Bought it for 235K.

    Few people here would be able to make better deals.... but I think it is a good deal for a 'desktop investor' :oops:

    It is fair to say that, this wouldn't have happened if I didn't have @D.T. to guide me. So... thanks buddy.

    Well done @devank sounds like a solid purchase.
    What area did you buy in?
    Sounds like a lovefest with @D.T. but I have found him to be straight up and very open with his advice..and it's not true..he actually likes little old ladies:D

    Sounds like a strong buy, congratulations Devank.

    As always, buying a median style property for significantly under is generally the marks of a fundamentally sound investment.

    You're welcome, @devank that was a pretty good buy. Rent covers its expenses, sub-dividable in the long term, some depreciation in the short term.

    You got a good buy Devank. I went to the open too as I've just moved in up the road. My house is about 200m away.

    There's a few bargains to be had in the southern suburbs in my opinion. Lots going on.

    No, I'm not sourcing properties. I can point you in the direction of a good friend who is a buyers agent if you need help choosing a property.

    My service is for people (usually interstaters) who have already spotted properties they like and need someone to go have a look, give them my views, a written report with some photos. Saves the time and the cost of flying to SA.
