Professional team: SA vs QLD

    Hi guys,

    Settled my SA IP today and would like to compare the professional teams of QLD and SA.

    SA

    PM: D.T. provided so much valuable info about SA property investment since this is my 1st IP in SA and he's ridiculously fast at replying emails. I would have not bought this IP without all his hlep. Will definitely give a +1 to him

    The agent: I can feel the willingness of selling a property on behalf of the vendor. +1

    The conveyancer: 1836 Conveyancing. Professional, professional and professional. +1

    B & P Inspector (he also did a depreciation report for me): same day report, easy to read and understand. Price is relatively lower than QLD and VIC.

    I can't be more happy about the whole purchase process of this SA IP.

    QLD

    PM: always busy, reluctant to reply my emails or calls. Sadly this is the best local PM I can find according to Somersoft users...D.T. recommended another PM at lunch time and I should give that guy a try.

    Conveyancer: never answering phones. Conveyancing cost is almost double of SA. Isn't QLD's population larger than SA, so is the competition which means less legal fees?

    Agent: have dealt with a few agents at Toowoomba, some at southern suburbs of BNE, it seems most of them are not willing to sell properties. If they got a chance to work in Melbourne with that kind of reluctance, they will be fired within two weeks I reckon.

    Please don't take me wrong as I believe there are heaps of good professionals at QLD, however sadly I didn't have the chance to build a high quality team there.

    Like you said, I wouldn't have bought those if I didn't get his services.

    This property was bought sight unseen, using my Interstate Inspection service.

    It had an existing tenant in there on a periodical lease with a weekly rental under market level. On the day of settlement, I arranged to collect the keys and documentation from the sales agent, find out when the tenants were paid up to via the conveyancer and made contact with the tenants to arrange a visit.

    I visited them the tenants morning and managed to get them on a 12 month lease at market rate by showing the tenant comparable properties. They were really happy that I have a BPay facility as their previous owner was making them pay cash.

    Who the hell uses cash these days... He must of been keeping in a sock under his bed.
