Looking for a good Buyers Agent for IP around Brisbane

    Can anyone here recommend a good BA for a novice like myself looking to purchase only their second IP and first around Brisbane?

    Max purchase price of $400k ($450k with mortgage insurance), been researching around Ipswich area (Goodna, Redbank Plains, etc) but thinking I should maybe be looking closer to Brisbane CBD

    On that REBAA site you'll see Allen Real Estate and Property Zest. I believe they both operate predominantly in the Brisbane metro area. I've dealt with both through mutual clients and have nothing but praise.

    I've personally purchased through Allen Real Estate and highly recommend them.

    I just hope they're not too annoyed at me for all the finance problems at the moment. Every deal is taking an age to get approved as the lenders are overwhelmed with applications.

    So do they only operate around Brisbane CBD or would they still operate 15-20km from Brisbane CBD?

    I'm pretty sure Karen from Propertyzest has purchased properties for people in both Logan and the Moreton Bay region so I would say yes.

    I used Property Zest quite recently. The process was smooth. I was never left in the dark about what to expect. Karen was a wealth of knowledge about the what's happening on the ground. It was a very good experience. Highly recommended.

    Just wondering what should you generally expect to pay for a BA and do you generally get what you pay for?

    I've been in touch with Karen and got quoted $10k (plus GST) for her services, I spoke to a work mate recently who just bought a place in St Albans (VIC) through a BA who charged about $5k.

    I've never engaged one before, I"m happy to pay more for a better result but just want to make sure that I'm not paying too much for services I can get elsewhere

    Any advice would be appreciated

    I've used 3 different buyers agents and all were around 10k-12k mark. All were members of The REBAA. Some BA's who are not members, may charge less I assume. Personally I prefer to deal with members of the association so I know they are legitimate, registered agents, just like a selling agent. I have used both Allen real estate and Property zest. Both were amazingly professional and would equally recommend them both for Brisbane.

    Hey @Andres - not sure if you have already proceeded or not, however 'generally' speaking, BA's will charge anywhere from $5k - $30k. Obviously simply quoting a fee means absolutely nothing unless you understand exactly what services they are (or aren't) providing. So if you haven't already, do some ringing around, make sure you fully understand the service they are providing and most of all, make sure you are comfortable and make sure you see value in what they are offering. You might actually find less value when you break it down in a $5k service than a more expensive one - only you can make that final decision though. Good luck!
