QLD Brisbane capital growth

    Hi everyone

    I'd like to put it to the forum for opinions.

    For capital growth in the next 5 years, where would you buy now and why? Budget 380k - 480k.

    1. Strathpine
    2. Kallangur
    3. Mango Hill
    4. North lakes
    5. Rothwell
    6. Rochdale south

    Whats Runcorn south? Do you mean south of Runcorn?

    Strathpine. Westfield. Rail. Northside. But for 480k I would come in a bit. Zillmere for example.

    Snatched one up in zillmere a few months back. Very happy with that buy, now looking Somewhere else in Brisbane. Strathpines numbers seem to stack up well, but am also interested in kallangur (Uni coming soon) or somewhere in Moreton bay as I've been reading about the infrastructure upgrades coming.

    For that money you could still snag something at amount Gravatt East... just have to get in before Bran snaps them all up :p:D.

    I was going to post, but don't need the competition.

    Less than 10km to CBD, easy access to shopping, freeway, city, motorway, a burgeoning cool and cafe/restaurant scene, farmers markets...

    Why go anywhere else?

    Not much less than 480k that's not on a main Rd, but they do pop up.

    Mount gravatt area (upper and east). Uni and Hosptial close. Woolies has gone in MGE. Westfield has had $45 mill upgrade. Townhouse an option in your upper range. Brisbane council has tagged it as a major hub.

    (Not exactly gentrification @Steven Ryan ;) but hallowed grounds Expresso cafe has that feel)

    I would strongly recommend Geebung.
    Median is 480k
    Very close to the largest and soon to be nicely revamped largest shopping centre in qld.
    One of two of Brisbane's nominated satellite cbds. A genuine hub.
    Don't have to go busy road for your money.
    Or even might find something in Chermside if you are lucky.

    Strapine to the CBD is 24.2km
    Rothwell to the CBD is 36km

    Now look at MGE to the CBD approx. 12km

    Here is a sale: Sold Price for 663 Creek Road Mount Gravatt East Qld 4122

    Choose the location carefully otherwise you will be one of the many peple who buy a place and fast forward 5 years have very limited growth. And this inturn stunts portfolio growth. If your looking at those areas for a specific reason eg financial restriction, cash flow senticitve etc then that's one thing, but if you're able to purchase closer for the same money then I would be choosing carefully.

    I probably wouldn't buy on Creek Rd, but as we know, it will rise with the rest of the suburb, albeit remain at the lower end.

    There are still houses in good streets for sub 500, although land price is approaching 450k even for a 405m2 block.

    I'd probably buy any of these for those prices.

    Our son badly wanted to buy that Harold Street house. It was pretty bad inside but would have polished up enough to get better rent than the ow er was getting ($280). If you think that is cheap rent for Holland Park it gives you an idea of the way it was inside :eek:.

    But to spend anything on bring up the rental to hold it was wasted money because it should be bulldozed. He couldn't afford to hold it with such low rent and could't afford to build.

    Also with a footy field on the opposite corner I wouldn't choose that particular block (night training, night lights, car parking and noise issues).

    If the tenants don't mind, who's to argue? Maybe they like their touch footer.

    It was more that I would't want to live there or spend big money building there due to this footy field being too close. As a rental it would not bother me.
