    I wonder how Melbourne will track , but typically it booms after Sydney and I’m thinking the next big Sydney boom is many years away.

    I don’t follow Melbourne closely , but we might buy another property after we sort out our various current NDIS build and a PPOR and various IP reno’es .

    if we can find a well positioned property in Melbourne which is cash flow neutral with a reasonable deposit , its would be an option .

    It's interesting that everyone is up in arms about Vic land tax rates. In reality the Qld Vic land tax diff are about the same as the regional Qld vs Vic insurance rates.

    What do you think about Bundaberg? It's economy is diversified too and a new hospital is coming and other infrastructure projects.
    I've been seeing sold properties in all 3 regions and property prices have increased more than 50% since 2021 in all 3. Still people say Bundaberg is at it's peak but Townsville and Rockhampton are not. Please share your thoughts.

    if you decided to invest in FNQ, go from the best asett u can get in largest concentration of jobs.

    It is more expensive than other two. They may have all increased 50% but look back even further. Townsville had a bigger downturn and longer sideways market. In some ways Bundaberg families have less employment, schooling and healthcare options than in Townsville, so I'm not sure it gains much from being nearer SEQ.

    On the other hand Townsville has higher outgoings (insurance plus rates). In summer, it is hotter than a two dollar pistol.

    I'm looking to buy one in Townsville, I just wonder if anyone can suggest me which location is best for investment in Townsville? As long as which type of properties should I buy in Townsville? Any good requirements for the house?

    Read that this morning. Honestly I never used them but perhaps they serve a different purpose? Eg Townsville to Rocky, Townsville to Mackay and the smaller markets? Jetstar has good coverage to the major cities.

    Yeah that is true. I was thinking more about the jump in expenses for both sets of investors.

    Is this forecast only for Townsville or other towns such as Rockhampton too?

    Idk but I'd assume a lot of this applies because of development in flood or storm surge areas. It's not that the existing stock is 130% more risky, it's that the new development near rivers and coasts causes the $ value of losses to be higher for the same event.

    There are charts that give estimates of the year things will become uninsurable. Also, uninsurable means like 1% of insured value. That's not uninsurable to me.

    My take on these 3 markets:

    Bundaberg- Lifestyle market beautiful beaches within driving distance to s coast and Brisbane. A lot of new supply coming into coastal suburbs Bargara, Burnett heads and Elliot heads appears to have caught up with demand. Some new projects happening new hospital, swimming centre etc maybe an easier move to those moving from SEQ than Rocky or Townsville. Education and schools inferior to rocky and Townsville in my opinion.

    Rockhampton- Good schools and education opportunities nice town but not really a lifestyle option. Further away to SEQ and something like Bonza shutting down may impact Rocky.

    Townsville- Quite different to Bundy and Rocky aa it’s got more infrastructure ie. University, Casino, Stadium for sport events and concerts when I was there a couple months back Pink had a show there cowboys home town etc. However Townsville is a bit more isolated. beaches less user friendly crocs stingers humidity higher and I’m not sure if it’s a place o would like to personally live in. However I would say if I had older kids Townsville would offer more opportunities than other areas mentioned.

    Note* I currently live in Bargara and wouldn’t swap it as a PPOR option but as my kids get older all under 10 now I can see some limitations for their opportunities.

    Townsville has many downsides but it probably has the two best schools of these options, on the other hand it likely has the two worst schools too!

    I used to live there and, although It's no sunshine coast or Bargara, I still choose to go there for a few months in the winter.

    I'm very bullish on Rockhampton. The fact you can buy a small cottage in the city centre for low 200's in an administrative centre with 80k population seems too good to be true. The rental market is also very tight apparently. I could see a price adjustment of +50% within the next couple of years easilly.

    My borrowing capacity is just a little bit short of buying another IP otherwise I'd be investing there for sure.
