    I am just wondering if anyone has had any positive experiences with Sydney Local real estate agents that are familiar with Heritage Properties and being able to speak to buyers with knowledge and reassurance as well as selling the benefits of a heritage listed property.

    The particular area being looked at is the eastern suburbs of Sydney.

    What sort of benefits are you talking about? If I wanted to reassure buyers, I would be consulting with town planners and heritage building consultants instead generally speaking.

    Grants or funding available, knowledge of heritage architects etc that have worked with local council and have had success and ease with applications....
    uniqueness of the property, slice of history and maybe talking to that even for the right person that might be interested. Knowing where those types of people are that would want a heritage property etc

    Local agencies would normally have inhouse experience across their team if selling such property. It goes with the local market. Good question to ask them if engaging them or considering them to sell a property.

    Grants ? Good luck. Instead there are planning restrictions and heritage orders a owner must consider and not alter the charecter through even simple repairs eg colour of paints and even paint types. This is why Porters developed a special market for its paints etc. A heritage consultant may need to support and asssist a planning / building approval. I am sure agencies make sure (and the contract will) include any local planning restrictions on heritage etc. Caveat emptor for buyers to seek their own understanding of the limits when they buy such property. A buyer may need to seek their own specialised consultant to advise them on the rules and limits. Its not an agents job to do it as they act for vendor. But they will know the limits.
